“Golf Classic” Advances Industry, Challenge of Unrivaled Course

That’s how AIR President Chuck Noble characterized the rare opportunity presented by next month’s tournament at the Industry Hills Golf Club at Pacific Palms in Industry Hills which NGCOA honored as “2010 Golf Course of the Year”. |
Noble was alluding to the Jules B. Altemus Scholarship Fund which the annual golf tourney benefits. Named for AIR’s first president Jules B. Altemus who believed strongly in education in commercial real estate, the scholarship supports outstanding and deserving students at local area Graduate Schools of Business specializing in commercial real estate. The program also funds scholarships and internships for real estate college students at AIR and at member firms. |

Hak Chung Tuned to Korean Mindset

Hak Chung insists on believing in what he does, being straightforward, and “visualizing” to communicate with his clients. These qualities combine to help make him not only a successful broker, but one who carves a distinctive path. |
Hak is vice president in the Los Angeles office of The Heger Company where he focuses primarily on industrial properties along the 110 and 710 freeway corridors and between the 10 and 91 freeways, with occasional office transactions when his clients have those requirements. A broker since 2003, Hak served with Charles Dunn Company in Orange County and downtown before joining The Heger Company in 2008.

Born in South Korea and journeying to the U.S. when he was 23 (he’s been here as along as he was in his native land), Hak says the majority of his clients are Korean/Americans. “I came to the U.S. not knowing a word of English – just good morning,” quips Hak. “I focus on Korean clients because I understand the culture, the language and what they are thinking.” He says understanding the Korean mentality and their process of decision-making is vital to satisfying their real estate needs. “It’s not one person’s decision with Koreans. You’re typically dealing with conglomerates, so patience is essential.” |
Hak learned this lesson well. Recently he represented Navien America, a Korean company and the buyer of a 137,000 square foot industrial/warehouse in Irvine for $11.6 million. Additionally, he just closed the sale of a 48,000 square foot industrial facility in downtown L.A. for $6.7 million to an undisclosed Korean company. He has also represented Samsung, Hyundai, and SKC America. |
Hak brings other crucial qualities to his brokerage style. “I’m straightforward. For example, I make sure all due diligence documents are provided to my client up front. I also don’t believe in a quick buck and then disappearing. Hard, honest work returns clients and, more important, forms friendships," he says. Hak also shares his expertise with the Korean community, writing regular real estate columns for the KOREA TIMES and KOREAN DAILY, the leading media serving that community. |
Moreover, Hak uses his substantial background in film and multi-media production, which he says aids him greatly in making client presentations. Hak is a graduate of Ohio State University with a Bachelor of Fine Art in Computer-Generated Animation, and earned a Master of Fine Art in Film Production from USC. |
| Hak and his wife, Joie, and their sons Caleb, 13, and Gabriel, 9, reside in Chino Hills. In his leisure, Hak enjoys trail hiking, stretching exercises and, you guessed it, watching films. |

Team DeGrinis Handles $11.4 Million Simi Valley Buy
“Team DeGrinis” of Colliers International’s Encino office comprising John DeGrinis, Patrick DuRoss and Jeff Abraham, report their representation of Kingsbridge International Inc., the buyer, in its acquisition of a 208,500 square foot industrial property in Simi Valley for $11.42 million. The two-building property is located at 2900-2950 Madera Rd. in proximity to the 118 Freeway. Kingsbridge is an importer/wholesaler of housewares and giftwares. Its new property comprises a 135,700 square foot distribution building and 72,800 square foot office building. DeGrinis said the buyer will operate its business form the distribution building and will lease the office building back to the seller, Bank of America. Cushman & Wakefield represented the seller.
Westcord Duo Deals in Fitness
Lloyd Wertheimer and Tony Principe of Westcord Commercial Real Estate Services report that NovaStor, which operates a specialty fitness center and sells high end fitness equipment, has signed a five-year lease for 3260 square feet of class A office space at Canwood Business Park in Westlake Village. Wertheimer represented the tenant. Principe represented Silagi Development Co., the landlord. The property is located at 3255 E. Thousand Oaks Blvd. The new NovaStor location supplements an existing facility in Chatsworth.

Voit’s Cargile Inks 30,000 Square Foot Orange Sale
Mike Cargile of Voit Real Estate Services’ Irvine office has represented buyer Wilmot Family Trust in its purchase of a 30,000 square foot industrial property in Orange for $2.77 million. The property is located at 227 E. Meats Ave.
Allen C. Buchanan and Jim Oliver of Lee & Associates-Orange, Inc. represented the seller, Willis A. Rowley Trust.
In another area Voit deal Mike Bouma of the Anaheim Metro office represented landlord CRP-2 Monarch, LLC in its lease of an 81,605 square foot industrial property in Garden Grove for a consideration of $1.9 million. The property is located at 12822 Monarch St. Jedd Zaun of Lee & Associates in Newport Beach represented CSM Fitness Equipment, the lessee.
Lee Completes 10-Year Lease for Hager Pacific
Lee & Associates has completed a 10-year lease for a 50,344 square foot industrial space located at 533 W. Collins in Orange. David Williams and Allen C. Buchanan of Lee’s Orange, Inc. office represented the landlord, Hager Pacific Properties. The tenant, California Gasket & Rubber, was represented by Ashwill Associates.
