In addition to its host of proven member benefits, AIR has long been diligent in providing a variety of marketing opportunities to its members, ranging from AIRMail to AIRWaves. Now, another feature that takes advantage of AIR’s strong digital presence is gaining favor with a growing ranks of members seeking to promote their property listings. |
It’s the new “Featured Properties” component of AIR’s web site that highlights a crisp, quick read visual layout that blasts the message of individual member listings to a wide audience. |
Located in the high visibility top right hand corner of AIR’s Web Site home page, the “Featured Properties” component includes a thumbnail photo and description of properties, the latter including type of property, for sale or lease, size of property, location, the brokers, their company and their phone number. Crucial digital features of the listing are links to the brokers’ e-mail addresses, to their company’s web site, and to “View Details” which reveals the property brochure or flyer. |

Among the most widely sought features of AIRWaves is its regular Member Deals column which underlines the wide impact of AIR’s membership in the overall commercial real estate community. In this regard, AIRWaves is anxious to expand the outreach of the column to all members and thereby demonstrate the diversity of our members’ brokerage services. Many companies actively submit transactions for this column. But, in the event that some firms do not have an established mechanism for submitting transactions to AIRWaves, we’d like to make the process painless. |
The following checklist represents the basic information we need to publish broker deals:
· Address of property, including city
· Type of property (industrial, office, land, etc.)
· Type of transaction (lease, sale, investment)
· Name of submitting broker, and who he or she represented
· Name of cooperating broker, particularly if an AIR member, and who
they represented
· Dollar amount of transaction (approximation is fine).
· Basic business of buyer, lessee, or plans of investor
· Key features of building (CTU, dock high, office space, etc.).

Schneider The Resourceful
Member Profile
John Schneider sees himself as a resource for his brokerage clients. And it may come as a surprise that he takes that position even if it doesn’t’ directly benefit him. |
“I try to position myself as a source of information for my clients. If someone requires a good vendor, for example, or timely market information, I keep them informed. I want to be there for whatever they need, regardless of whether a transaction is involved,” John says.

John is a Senior Associate with Gateway Business Properties of Gardena, a firm he joined in 2008. In the commercial real estate field for 13 years, John previously served in an IT capacity with DAUM Commercial Real Estate Services, helping build the firm’s entire data system. He subsequently transitioned into brokerage sales and leasing. |
In brokerage, John concentrates primarily on what he terms “non-institutional” or entrepreneurial users, owners and tenants. “These folks are more accessible and can be gratifying to work with,” he declared. |
Typifying his transactions and one he said required substantial marketing, and generating specialized pieces of information, was his representation, along with colleague Robert Colacion, of both the buyer and seller in the sale and acquisition of a 6938 square foot retail building in Simi Valley, sold as a fully-leased investment. “I tend to enjoy projects that require some sort of specialized marketing. This project had to be fully represented in the marketing packages so that a potential buyer could really understand and get a feel for each aspect of the opportunity before they decided to see it. Drawing upon my IT and publishing background was a big help,” John stated. |
John and his wife, Cheeraphan, and their two children, Sukanya, 11, and Jade, 1, reside in La Mirada. Complementing his leisure activities of camping and fishing (he’s a bass angler and fly fisherman), John is a part-time professional soccer referee for the US Soccer Federation (USSF), refereeing adult, high school and youth club leagues. |

Repstads Gain ‘Foothold” For Big Commerce Lease
Mark Repstad and John Repstad of Binswanger/Realty Advisory Group of Los Angeles have negotiated the lease of a 139,857 square foot corporate image facility in City of Commerce representing the tenant, Carrini, Inc., a wholesale distributor of footwear and apparel headquartered in New Jersey. The lease marks an expansion for Carrini within Commerce. Carrini will occupy the building, located at 5500 E. Slauson Ave., this summer. Lease consideration was just under $4 million. The landlord, AMB Property Corporation, was represented by David Hess and Michael Foley of CB Richard Ellis. Carrini was also represented by Victor Didia of Weiss and Company of New York.

Delmar Commercial Duo ‘Collect’ Office Deal at ‘The Atrium’
Steve Wheatley and Robert Jimenez of Delmar Commercial report their representation of Collection Technology, Inc. in the leasing of 12,014 square feet of office space at The Atrium at Empire Lakes located at 10801 Sixth St., S. 200, in Rancho Cucamonga. Collection Technology, Inc. has two locations, one in Monterey Park and the second in Ontario which will be relocating to Rancho Cucamonga. Jimenez said Collection Technology, Inc., a collection agency for student loans, chose The Atrium because of favorable lease incentives and the ability to provide adequate parking for their call center. The company will bring 40 jobs and be adding another 60. Phil Woodford and Vindar Batoosingh of CB Richard Ellis represented the landlord, ARI-Atrium Office Building LLC in the six-year lease valued at just over $1.2 million.
Andros Guides Seller in Disposition of 85,000 Square Foot Industrial
DAUM Commercial Real Estate Services announces that it represented both TC Logistics, Inc. and DF Services, Inc., the sellers, in the disposition of an 85,000 square foot industrial building located at 2090 S. Baker Ave. in Ontario. Total consideration of the sale was approximately $4.3 million. Gus Andros of DAUM’s Inalnd Empire office represented the seller. Jeff Chiao of RE/MAX Realty 100’s Diamond Bar office represented the buyers, Bliss Harmony Limited.

College Try Pays for Lee Broker
Erik Thompson of Lee & Associates-Orange, Inc. reports his representation of the buyer, CIT College of InfoMedical Technology, in its acquisition of a 39,747 square foot office building located at 525 Muller St. in Anaheim. Consideration was $6.5 million. CIT is a full service provider of training in the allied medical and technical fields.
South Bay
David Grote Packages $2.2 Million Gardena Buy
David Grote, a principal in the Torrance office of The Klabin Company/CORFAC International, announces that principals of Diversified Crating & Packaging have paid $2.2 million to acquire a 33,485 square foot industrial facility in the Gardena area for expansion and relocation. Diversified is a leading manufacturer of custom and production crates and crating services. Grote said DCP Properties acquired a two-building facility located at 400-422 W. Rosecrans Ave. Grote represented 400 W. Rosecrans LLC, the seller. Brian Held of Grubb & Ellis represented the buyers.
