    AIR’s ever-expanding gallery of contract forms have become the industry standard.  In fact, the high degree of quality and relevance of the forms has earned them increasing acceptance across the U.S., sparked by AIR’s vision to customize the forms to the specific needs of a growing number of other states.

    Central to the dramatic success of the forms within the brokerage, development and legal communities is the fact that AIR makes a concerted effort to monitor and update the forms to reflect current market conditions and industry regulations. 

    That’s why next Monday’s (April 21) “Contract Forms Review Seminar”, set for the Marriott Torrance Hotel, 3635 Fashion Way in Torrance, has gained so much early enthusiasm.

    Joy De La Cruz, COO of AIR, reports that over 200 people are expected to turn out for Monday’s event, which begins at 7:30 a.m. with registration and continental breakfast.  The program runs from 8:30 a.m. to 5 p.m. (with lunch provided).  Registration fee is $179 for AIR members, and $199 for non-members.  Fee includes breakfast, lunch, materials, including a sample kit of all forms, and self-parking.

    The all-day seminar, set in an outstanding venue, will provide a comprehensive clarification and review of over 40 current and latest revised contact forms, which gain much of their quality from broker feedback emanating from such seminars.  Making the presentation will be a distinguished panel led by Richard L. Riemer, Esq., AIR counsel, and real estate professionals Jim Sullivan, SIOR, Rexford Industrial, and John Pagliassotti of Voit Commercial Real Estate.

    De La Cruz reports that the Seminar course has been approved by the California Department of Real Estate for seven credit hours of continuing education.  Additionally, the State Bar of California has approved the course for seven total credit hours of minimum continuing legal education.

          • Sun Valley Car Wash Site Sold For Affordable Housing
    Underlining what he terms growing opportunities to “convert underutilized sites in the San Fernando Valley to higher and better use”, Ash Joshi, principal of Capital Realty Solutions, Inc., announces that an affordable housing specialist has acquired a former car wash property in Sun Valley for conversion to affordable housing.  Joshi reports that Glenoaks Gardens LP, an entity of North Hollywood, CA-based L.A. Family Housing, acquired two contiguous C-2 zoned parcels at 8925 and 8933 Glenoaks Blvd., totaling 34,225 square feet, for $2.7 million, or $78.74 per square foot.  He said the buyers plan to develop 61 units of affordable housing.  Joshi represented both the buyer and seller Alex Leyton, trustee of the Alex Leyton Trust.

          • Valencia Deal Caps $5.5 Million in Sales by Delphi’s McKenzie
    Steve McKenzie, president of Delphi Business Properties, Inc. of Van Nuys, announces the closing of three area industrial property sales with an aggregate value of $5.5 million anchored by the disposition of a 22,738 square foot facility in Valencia.  McKenzie represented Avenue Hopkins, LP, the seller, in the sale of he largest of the properties located at 27795 Avenue Hopkins in Valencia.  Buyer was Oupiin America LLC, who will use the building for importing products for the electronics industry.  Lance Kawasaki, Jim Linn and Nigel Stout of Grubb & Ellis represented the buyer.  The other sales included a 9910 square foot industrial facility at 28625 Braxton Ave., Valencia, and a 3380 square foot industrial building at 8638 Darby Ave., Northridge.  McKenzie represented the buyer and seller, respectively, in those deals.

          • NAI Brokers Ink $5.3 Million Sylmar Sale
    Chad Gahr and David Young, SIOR, of NAI Capital’s Encino office represented Dynaroll Corporation in the purchase of a 41,536 square foot industrial building situated on 75,359 square feet of land at 12840 Bradley Ave., Sylmar.  The transaction was valued at over $5.3 million.  Dynaroll has become one of the world’s largest independent suppliers of miniature bearings to the automotive, medical, aerospace and other high-precision industries.  Mike LaRocque and Lynn LaRocque of DAUM Commercial Real Estate Services represented the sellers, Haskell Hall and Wilma Hall.

    Brian Garbutt and Andrew Robben of Lee Handle Irvine Office Deal
    Lee & Associates has completed a 66-month lease for a 6037 square foot office space at 7700 Irvine Center Drive in Irvine.  The value of the lease is approximately $1.1 million.  Brian Garbutt, senior vice president and Andrew Robben, associate of Lee & Associates- Irvine, Inc. represented both the landlord, American Spectrum Realty, Inc. and the tenant, APA International.

    South Bay
          • Gateway Brokers Ink Doughy Deal
    Mike Hilton, president, David Denitz, principal, and Chris Mennes, principal of Gateway Business Properties, sold a “like new” 38,000 square foot manufacturing building in Gardena, located at 1400 S. Western Ave.  The building sold for $4.98 million to Dave’s Bakery of Hawthorne.  Seller was the Chan Family.  Both buyer and seller were represented by Gateway. 

           • Sheri Messerlian Sells Carson Town Center Building
    Sheri Messerlian of NAI Capital’s South Bay office represented both parties in the sale and purchase of a 34,629 square foot industrial building located at 21136 S. Figueroa St., Carson.  The transaction was valued at over $5.7 million.  The building, part of Carson Town Center Business Park, will be occupied by the buyer, 21136 S. Figueroa LLC, as an owner/user.

          • Faris, Lockwood Assist Oldcastle
    Oldcastle Westile, a maker and designer of high quality concrete tiles, has sold 9.4 acres of land in Corona for $8.4 million.  The property is located at 1745 and 1765 Sampson St., with outstanding 91 freeway access.  Jack Faris and Brett Lockwood of Voit’s Anaheim Metro office represented the seller, Oldcastle.  Paul Whitehouse of Lee & Associates represented the buyer, Arizona Pipeline, an underground utility contractor specializing in gas and power distribution, fiber optic placement, sewers and storm drains.

    Bruce Springer Joins Lee in Riverside
    Ed Indvik, president of Lee & Associates’ Riverside County operations, has announced the addition of Bruce R. Springer as senior vice president and shareholder to the firm’s Riverside office.  Springer joins Lee with 23 years of industrial real estate expertise specializing in the Inland Empire markets of Riverside, Perris and the Moreno Valley I-215 corridor.  Prior to joining Lee, Springer was senior vice president of the Industrial Services Group of Grubb & Ellis.


    Accessibility, Sense for Market Spells Hutak

    Accessibility and a keen read on the pulse of his prime market.  That’s what marks Joel Hutak, a rising star in industrial real estate whose star may have already risen.

    Hutak is a broker for Delphi Business Properties, Inc. of Van Nuys, where he has served for 4 1/2 years spanning his entire real estate career.  Prior to joining Delphi, Hutak performed Phase I environmental consultation work in the San Diego area. 

    At Delphi Hutak focuses on industrial sales, leasing and investment transactions in the North San Fernanado Valley and Santa Clarita submarkets.

    It’s in the Santa Clarita submarket where Hutak distinguishes himself.  “I feel like I know the Santa Clarita market inside and out.  I watch the market closely, see what’s going on; it’s the only way to gain the pulse of your market.  It’s about knocking on doors in a numbers game,” Hutak said.  

    No doubt it also helps that Hutak has the Santa Clarita Valley in his bones.  He was raised in the area, attended Hart High School and College of the Canyons before moving on to graduate from San Diego State University with a Bachelor of Science degree in Geology.  Hutak couples being a local with a sound approach to relating to clients. “I relate well to clients and I'd like to think my clients can tell that I truly have their best interest in mind when we're working together. I believe that if you're true and honest, people can sense that and that makes them want to work with you again in the future," he said. 

    Apparently the Hutak style is working.  He recently represented Galaxy Die and Engineering in its acquisition of a 28,913 square foot facility in Valencia Industrial Center in a deal valued at $ 3.4 million.    By the end of this month, he said, he will have recorded almost $12 million in escrows thus far in 2008.

    Hutak and his wife, Melia, who were married less than a month ago, reside in – where else? – Santa Clarita Valley.

    Among his hobbies are lots of golfing, dirt biking, surfing, and high level tennis (Hutak is on the traveling tennis team with Paseo Club in Valencia, a US Tennis Association certified program).   To balance matters, he plays his acoustic guitar every night.
