AIR's Office Data Thrust Draws Largest Single Office Membership

AIR’s concerted and successful thrust into the office data gathering arena in Los Angeles and Orange Counties has attracted what is regarded as the largest single office membership commitment in AIR history with the announcement that Coldwell Banker Commercial WESTMAC and its 36 broker licensees, have signed on as AIR members.

“AIR has made a big push into tracking office real estate to augment its long-time leadership in industrial properties,” Macker said. “WESTMAC’s thrust is primarily office as much of the industrial property on the West Side has been transformed to office or disappeared.” |
Noting that the AIR’s office property tracking capabilities now encompass L.A., Orange, San Bernardino, Riverside and Ventura Counties, Macker added: “AIR has invested considerable time and money into the office and retail property data sectors, making it a true full-service, detailed property service. This explains why we as a company have become totally involved. What makes AIR distinctive in this regard,” Macker adds, “is that it is broker-owned, speaks the broker’s language and specifically meets our needs. AIR’s office data is designed to be user friendly to commercial real estate brokers,” he said. |
Commenting on CDX, AIR’s new Internet-based, single source property based information system, Macker said, “CDX is a really quality template for information, allowing brokers to readily get answers to salient questions about real estate.” |
Hayes added that via CDX, AIR members now have access to data in 28 other markets around the country, including San Diego. |
Macker emphasized that in addition to quality office data, brokers benefit from the time-proven AIR protocols and practices, its seminars, educational forums and dispute resolution practices. “We have found that because AIR enjoys the full cooperation of its member brokers and is a non-profit organization, it is able to provide access to its data and services to brokers at costs that are more competitive than existing for profit providers,” Macker declared. |

Collins Duo Scores in San Diego County
Charlie Winn, vice president in the Newport Beach office of Collins Commercial, and Vince Cartelli, also with that Collins office, announce their representation of buyer, Shanti Carlsbad, LLC, in the acquisition of a 44,630 square foot industrial/R&D building in Carlsbad for $5.6 million. The property, comprising 4.6 acres of land (including one acre of excess land), is located at 6350 Palomar Oaks Court.The building will be used by Natel Engineering for high tech manufacturing activities. The seller was represented by Dubs and Co. of San Marcos.
No Tight Squeeze Here
CB Richard Ellis’ Newport Beach office reports that Dave Desper represented JSN Industries, Inc. in its lease of 40,543 square feet of manufacturing/distribution space for 36 months commencing this September at 9700 Jeronimo in the Irvine Spectrum. JSN is a family-owned business that manufactures plastic squeeze tubes and custom injection molded products primarily for the personal care and cosmetic markets. Consideration was not disclosed.

Almost Tres Amigos in $2.5 Million Buy
Patrick M. Cornejo, managing partner of Gateway Business Properties, Gardena, reports his representation of Dos Amigos, LLC, the buyer of a 13,659 square foot industrial facility in Carson for $2.5 million. The building is a full functioning auto restoration facility, Dean Haney of CB Richard Ellis represented the seller, Kalaydjian Family Trust.

Colliers Duo Lands $5.7 Million Sublease
John DeGrinis, SIOR, and Patrick DuRoss of Colliers International’s Encino office, have completed a sublease transaction on a 97,810 square foot industrial facility at 21325 Superior St. in Chatsworth. Total consideration was $5.77 million. DeGrinis and DuRoss represented the sublessor, Home Décor Company. Jim Connor of DAUM Commercial Real Estate Services represented the sublessee, American CoPak.
IDS Aces Northridge Office Deal
Gretchen Sauer, senior vice president of IDS Real Estate Group, reports that ACE American Insurance Company has leased 27,184 square feet of office space at the 10-story West Valley Corporate Center in Northridge. ACE signed a five-year lease valued at over $5 million. Sauer, Rob Fuelling, also a senior vice president of IDS, and Jim Lindvall of Grubb & Ellis represented the joint venture of Chatsworth Office LLC and CalSTRS, owners of West Valley Corporate Center. Tony Acerra and Colin Fitzgibbons of The Staubach Company represented ACE.

Chung, who becomes a vice president with The Heger Company, is fluent in Korean and English and his primary focus is the Southern California Korean/American real estate markets specializing in the sale and leasing of industrial and commercial properties. Chung holds a Masters of Fine Arts in Film Production from USC. |
Giles, who initially specialized in high-end retail properties, and now focuses on industrial and commercial real estate, concentrates on offering sales and leasing services throughout Greater Los Angeles, working both with owners, users and investors. Giles holds a Bachelors degree form Loyola Marymount University, majoring in sociology, with a minor in Business Administration. |

Foley and his wife of 26 years, Denise, have four children, twins Matt and Kevin, 20, Niki, 18 and Mikey, 12. They reside in Rancho Palos Verdes. Foley likes to ski, B.A.S.E. Jump, mountain bike, and strategize as a Little League coach. |
