    In its ongoing effort to provide its members with access to the most functionally advanced and information rich property data system available, the AIR announces that the long-anticipated conversion from e-MULTIPLE to CDX, encompassing both industrial and office properties, will begin May 5, reports  Tim Hayes, Executive Director.

    CDX is an Internet-based, single source property-based information system that enables brokers to access data on every building in a given market.  As such, the system allows users to access multiple sources of data about properties. This includes base information, availability, comp information, and tenant information.

    Hayes reported that though the process of giving access to the CDX to members will begin May 5, it will be a “controlled and deliberate process” which will take place over the next six months. “We are advancing gradually into the new system in order to allow our members to be fully trained through regional meetings and follow-up training by AIR,” Hayes said.  The system will become available to AIR members on a region-by-region basis.  While the CDX is being rolled-out, AIR members will still have access to e-MULTIPLE.

    Hayes points out that in order to transition from e-MULTIPLE to CDX it is necessary that the two systems communicate with each other.  To allow this communication to take place there are a number of changes that need to be made to e-MULTIPLE regarding which data elements are collected and displayed.  For example, AIR will no longer track such fields as foil, skylights and warehouse restrooms so those fields will no longer be displayed. 

    Hayes said he is confident that the additional functionality of the CDX and the increased data that will be delivered through the system will far outweigh the changes to e-MULTIPLE.   In the coming weeks members will receive regular updates from AIR detailing the changes to expect.

    “During the past 18 months as we have planned for this conversion, we have received extensive and valuable feedback from brokers which has greatly assisted us in the conversion process. CDX will provide brokers with a host of benefits that will surely advance their success,” Hayes said.

    Among those benefits of CDX are:

    • A complete office database to complement industrial properties in all regions.
    • Automatic e-mail alerts, informing brokers when a property enters the system that fits their client’s needs.
    • Map search via the Microsoft Live Earth Platform, which includes aerial viewing of properties.
    • Tenant data.
    • Access to data in 28 other markets, including San Diego, giving AIR members data from Santa Barbara to the Mexican border.

    Commenting on the unveiling of CDX, Margo Castaneda, MULTIPLE Manager for AIR, said “The research team in Los Angeles has worked diligently for nearly two years to collect both office and industrial data in all markets in order to deliver the best data possible.  We’ve had overwhelming cooperation from our membership to help build this system.”

    “This is the most exciting project AIR has taken on in years.  For any project of this scope there will, of course, be growing pains, but with the ongoing dedication and cooperation of all our members, we envision a smooth transition.  e-MULTIPLE has been a fine system, but CDX will raise AIR and its members to an entirely new level of information gathering sophistication and efficiency, sustaining AIR as a pacesetter in this field,” Hayes said.

          • Premier Industry Office Building Sold
    Karen Tarrington and Greg Barsamian, SIOR, of Coldwell Banker North County announce their representation of Gale Technology Associates, LTD, in their sale of a 49,352 square foot office building at 17171 E. Gale Ave. in Industry for $9.1 million.  The refurbished building was originally constructed in 1963.  Steven Wise, the buyer, was represented by Allen Buchanan and Douglas Garrett of Lee & Associates.

          • Major Arcadia Industrial Goes for $3 million.
    Charles Dunn Company has negotiated the sale and purchase of a 20,144 square foot industrial property at 5525 Peck Rd. in Arcadia for $3 million.  John Bowman, senior managing director in the Long Beach office of Dunn, represented the seller, Arcadia Realty Investors, and the buyers, Pham Sac Truong.  The buyer will use the building for import/export activities.

    Orange County
          • Voit Had Designs on $13.5 Million Santa Ana Lease
    Voit Commercial Brokerage, has closed a 10-year lease transaction for $13.5 million on a 135,731 square foot industrial building in Santa Ana.  Schnioda Design Center signed a lease for the building located at 601-603 W. Dyer Rd.  The lessee will use the entire building for wholesale distribution of silk flowers and accessory design products.  Kevin Turner, senior vice president, and Mike Hartel of Voit’s Irvine office represented the lessor, 601 West Dyer Road, LLC in the lease transaction.

    Inland Empire
          • Migliori In the Fast Lane
    DAUM Commercial Real Estate Services has assisted ProArmor, a manufacturer of racing parts, in the sale of its former building and the acquisition of a larger facility in Riverside.  The 50,000 square foot industrial building was purchased for approximately $4 million and is located at 5867 Jasmine St.  Chris Migliori, SIOR, of DAUM and DAUM colleague Paul Gingrich, represented the buyer, ProArmor.  The free standing industrial building, which will serve as ProArmor’s new headquarters, features 5,000 square feet of office space and 45,000 square feet of warehouse.  The building is situated on nearly 4 acres of land near Riverside Municipal Airport.  ProArmor sold its previous headquarters, a 17,480 square foot industrial building located at 2678 N. Maple Ave. in Corona for $2.6 million.  Migiliori and Gingrich of DAUM represented ProArmor, while Brian Hall of Lee & Associates represented the buyer, Applied Roofing.  Vic Onorio of Lee & Associates represented AME Manufacturing, seller of ProArmor’s new headquarters on Jasmine Street.  


    Northwest Region
          • Hutak Is Galaxial
    Galaxy Die & Engineering Inc., a leading manufacturer of aircraft components, including bushings and bearings, has acquired a 28,913 square foot, substantially improved industrial building in Valencia for $3.4 million for expansion within that area.  Joel Hutak of Delphi Business Properties, Inc. of Van Nuys reports that Galaxy acquired a building located on over an acre of land at 24910 Avenue Tibbitts in the master planned Valencia Industrial Center.  Hutak and Kevin Cooper, also of Delphi, represented Galaxy.  Kevin Tamura and Mike Corbin of DAUM Commercial Real Estate Services represented TENIR LLC, the seller.  Galaxy plans a second quarter occupancy of the concrete tilt-up building featuring over 9,000 square feet of office space.


    Eddy Takes It Personal

    John Eddy takes things personally.  Particularly when it comes to satisfying his clients’ needs.

    Eddy is senior vice president of Blair Commercial Real Estate in Long Beach and a 21-year veteran of commercial real estate brokerage.  At Blair he specializes in industrial and office properties in the Greater Long Beach area.

    But that’s just part of Eddy’s story.  He entered real estate in 1987 with Inco Co. of Long Beach where he was a principal and had a 15-year stint.  Eddy joined Blair in 2007 where he continues his high level of performance.  In between, he enjoyed success as an  independent broker and property management specialist.  Always, his business philosophy remained the same.

    “I take an interest in my clients’ needs, whether they are property owners, owner/buyers or tenants, because I view the process from a personal standpoint since I’ve been on both sides of transactions and continue to own industrial and commercial property on my own.”                 

    Eddy’s personal approach translates into significant deals.  Among them is his recent representation of Lexor, a leading distributor of pedicure stations based in Baltimore, in their seven-year lease of a freeway oriented, 36,000 square foot distribution facility in Westminster.  Lease consideration was $2.5 million.

    Active in professional and community affairs, Eddy is past president of the Signal Hill Rotary and Chamber of Commerce, and past Board member of St. Mary Medical Center in Long Beach.

    A graduate of the University of Arizona with a Bachelor of Science degree in finance and marketing, Eddy resides in Long  Beach.  He has one son, Max, 10.
    In his spare time, Eddy relaxes with a few sets of tennis and logging jogging mileage.
