    In its ongoing effort to achieve greater understanding and practical application of its industry pacing industrial and commercial contract forms, AIR will present a “Contract Forms Review Seminar” on Monday, April 21 at the Marriott Torrance Hotel, 3635 Fashion Way in Torrance.

    The all-day seminar will provide a comprehensive clarification and review of the over 40 AIR current and latest revised contract forms.   Making the presentation will be a distinguished panel led by Richard L. Riemer, Esq., AIR counsel, and real estate professionals Jim Sullivan, SIOR of The Klabin Company, and John Pagliassotti of Voit Commercial Real Estate.

    The Forms Review seminar begins at 7:30 a.m. with registration and continental breakfast; program runs from 8:30 a.m. to 5 p.m. (with lunch provided).  Registration fee is $179 for AIR members, and $199 for non-members.  Fee includes breakfast, lunch, materials, including a sample kit of all forms, and self-parking.

    AIR officials emphasized that the Seminar course has been approved by the California Department of Real Estate for seven credit hours of continuing education.  Additionally, the State Bar of California has approved the course for seven total credit hours of minimum continuing legal education.

    At the heart of AIR and the success of its members is the organization’s strict adherence to integrity and honesty among its broker/members.  Central to this is the Association’s “Rules of Professional Conduct”, which prescribes the way members interact in their business dealings in order to ensure that they treat one another with the utmost respect and ethical behavior.  In other locales, where an agent does not belong to a broker-owned and controlled organization like the AIR, it is common practice to have commission or other unethical disputes between brokers.  Moreover, AIR’s “Rules” have been time-tested, and brokers who agree to them when they become part of the “AIR Family” have more collegial, durable, and long-lasting relationships.  In the long run, being candid and truthful is better for brokers and their clients.  If you would like more information, or a copy of the AIR “Rules of Professional Conduct”, call Joy De La Cruz at (213) 687-8777.



    Kudos to Board Member Jamison
    The AIR family is pleased to announce that AIR Board Member Jason Jamison, SIOR, president of GM Properties of Whittier, has been selected for inclusion in the coveted “40 and Under” by the prestigious real estate SOUTHERN CALIFORNIA magazine, placing him among the region’s “rising stars” in commercial real estate.  Jamison will be featured in this month’s issue of reSOCAL along with the other “40 and Under” recipients.

    “Receiving this designation from a leading real estate publication is exciting for me, but it’s even more rewarding because of the team I work with every day at GM that enabled me to receive this honor,” said Jamison.

    The “40 and Under” recognition is based on several factors, including production, industry and civic involvement.  Jamison, 33, has been a member of the AIR Board since 2000.

          • Delphi's Caswell Boosts Neutraderm Expansion
    Neutraderm, Inc., a pioneer in the development of Medical Grade Skincare products, has acquired a 35,755 square foot, high image headquarters building in Chatsworth for $4.5 million in a major expansion accommodating growth combining private label and mass market sectors, reports Scott Caswell, senior vice president of Delphi Business Properties, Inc.  Caswell said Neutraderm purchased a facility located on approximately two acres of land at 20660 Nordhoff St.  Caswell represented both Neutraderm, Inc. and RGH Holdings, LP, the sellers.  Neutraderm expands seven-fold from Canoga Park and will employ approximately 50 people at the Chatsworth site.

          • Lee Reports Glendale Purchase
    Peter Steigleder, Spencer Strull and Paul Bellgraph of Lee & Associates-LA North/Ventura, Inc., co-brokered the $1.07 million purchase of a 4,062 square foot industrial space located at 1767 Standard Ave. in  Glendale.  Chansak Plensgsangtip, who was represented by David Tang of EDM Properties, was the seller.  The undisclosed buyer was represented by the Lee brokers.

          • Colliers Closes "Big Box" Deal
    Colliers International has directed the sale of a 266,850 square foot industrial building in Redlands for $20.4 million.  The property, located at 26940 Palmetto Ave., was vacant at the time of purchase.  Colliers is currently marketing the space for lease to big-box industrial users.  Clyde Stauff, senior vice president in the Colliers Irvine Office, and Stephen Calhoun of Colliers International’s Commerce operations, represented the buyer, a private investor.  Dave Hasbrouck and Chuck Belden of Cushman & Wakefield represented the seller, Oakmont Redlands Palmetto Ave., LLC.

          • Clyde Stauff Rolls On
    Clyde Stauff, senior vice president of Colliers International’s Irvine office, represented Birtcher Development & Investments and Cornerstone Real Estate Advisers, LLC, in their acquisition of a 608,220 square foot industrial building in Santa Fe Springs for $68 million.  The distribution facility, which Stauff said is one of the largest buildings in greater Los Angeles, is leased by Liz Claiborne, of fashion and fragrance fame.  The property serves as the retailer’s West Coast Distribution hub.

          • CB Newport Reports Two
    CB Richard Ellis announces representation of Redhill Investments, LLC, the landlord, in the lease transaction with Paramount Marketing, Inc. at 15991 Redhill Ave. in Tustin.  Paramount has leased 5,303 square feet of office space of Warner Redhill for 36 months.  Nick Spatafore of CB’s Newport Beach office represented the landlord in the transaction.

    CB also reports representing Robert Talbott, Inc, the tenant, in its lease with Young & Michelle Tran at 17200 Redhill Ave. in Irvine.  Robert Talbott, a manufacturer of fine men’s and women’s apparel, has leased 1,584 square feet of office/distribution space.  Zach Zanolli of CB‘s Newport Beach office represented the tenant and John Martin of Lee & Associates represented the landlord.


    Business Roots Buoy Ben Greer

    For Ben Greer, becoming a successful commercial real estate broker means going back to his roots.  In this case, his business roots.

    Greer is a leading producer on the brokerage team at GM Properties of Whittier where he broke into the business in 2004.  But Greer’s earlier accomplishments in the non-real estate business world form the foundation of his current career success.

    Prior to joining GM Properties, Greer operated his own commercial sign contracting business.  Earlier he was vice president of sales for a local paper company where he served for 17 years.

    “Jason (Jamison, president of GM) saw the growth of my sign company and hired me as an unlicensed sales person (Greer gained his license the next year and joined AIR).  Jason apparently had a lot of faith in me after seeing my business grow rapidly,” Greer said.

    Greer’s business community experience and contacts have paid off in serving clients with industrial, commercial and office needs.  “I have strong recognition in the mid-cities area within the business community.  I know many business men and women who have ongoing commercial real estate needs.  It’s the reason that about 90 percent of my business is new to GM,” said Greer.  These contacts are enhanced by Greer’s long service on the Board of Directors of the Whittier Chamber of Commerce.                     

    Greer focuses on mid-sized multi-tenant clients both in the tenant and landlord sectors.  He attributes his success to hard work and being a good listener.  “I like to think I’m adept at enabling a group of negotiating clients reach a consensus that is in everyone’s interest,” Greer said.  Among his recent outstanding transactions is the sale of a fully occupied 12,000 square foot multi-tenant building in the Whittier area for $1.5 million representing The Gamber Family.  He reports that he will soon achieve the CCIM designation.

    Greer and his wife, Cindy, reside in Whittier.  They have four children, Christina, 22, Michelle, 19, Chelsea, 15, and Ryan, 14.  In a refreshing flashback to “Happy Days”,  Greer is a proclaimed “music nut” in his leisure time, quipping “I still play vinyl records.”  He’s also recently served on the Board of the Rio Hondo Symphony.
