    In its ongoing commitment to act as a vital resource for AIR members and affiliates as regards governmental initiatives that may impact the industrial and commercial real estate industry, the AIR Board passes along the latest information on the efforts of the Cities of Carson and Long Beach to acquire that portion of L.A. County property known as Rancho Dominguez.

    Noting that the AIR Board has taken a neutral stance on the issue, Governmental Affairs Chairperson Becky Blair reports that the county has received applications from both cities to acquire that subject property. Long Beach, she explained, has applied for 880 acres of county owned (mostly improved) industrial property, while Carson has applied for 2200 acres, which includes the portion of property applied for by Long Beach.

    She reports that Carson would re-zone portions of the property from light industrial to heavy industrial, and some areas that are general commercial would be re-zoned to light industrial. Long Beach would keep the existing industrial zoning with no changes.

    Blair points out that if approved, this annexation of county owned land will impact hundreds of industrial property owners with regard to zoning, utility services, and public safety. “Many of our members do business in this area of the county, and the Government Affairs Committee feels it is prudent to monitor the annexation process and act as a continuing informational resource for our members and affiliates,” Blair said.

           • DAUM “Covers” Orange Sale
    Chris Migliori, executive vice president/principal of DAUM Commercial Real Estate Services in Anaheim, reports that Padilla Construction, one of the largest plastering contractors in the Western United States, has acquired a 28,500 square foot industrial building in Orange for $4.7 million. The building, located at 1130 N. Trenton Way, will serve as Padilla’s new Orange County branch. Migliori represented the buyer. Jeff Read of Grubb & Ellis, Orange, represented Burnham USA Equities, the seller.

          • Summer Systems In Time For Summer
    Principals of Summer Systems, Inc. a veteran and leading provider of industrial and commercial sales, service and installation of heating and air conditioning systems from Bryant, have paid $2.1 million for a near new 14,400 sq. ft. industrial facility in Valencia that will more than double its plant capacity in that community, reports Joel Hutak of Delphi Business Properties, Inc., Van Nuys. Hutak represented the buyers in the acquisition of property at 28942 Hancock Parkway in Commerce Pointe. Approximately 50 people will be employed at the site. Bennett Robinson of CB Richard Ellis, Universal City, represented RCR Enterprises, Inc., the sellers.

          • DAUM Duo Nails $3 Million San Fernando Sale
    DAUM Commercial Real Estate Services’ Mike La Rocque and Evan Kantor in the firm’s San Fernando Valley office directed the $3 million sale of a 21,100 sq. ft. industrial building in San Fernando in behalf of Rodney and Tracy Hong, the sellers. David Young and Chad Gahr of NAI Capital represented the buyer, Tony Nasrallah. The property, located at 13864 Del Sur St. and previously occupied by the Hongs’ import business, will now be used for the warehousing and distribution of auto parts.

          • Voit Nails Boths Sides of $10. 8 Million Sale
    Mike Hefner, Alan Pekarcik and Dan Vittone of Voit Commercial Brokerage represented both seller and buyer in Vernon Åvenue Associates LLC’s acquisition of a 163,578 sq. ft. industrial space in Santa Fe Springs at 8808-8840 Pioneer Blvd. and 8825 Millergrove Dr. from Pioneer-Millergrove Venture LP.


    Persistence, Perseverence Are Keys to Centurioni’s Success

    When Mike Centurioni joined forces with founders Greg Barsamian and Bill Ukropina in 2006 during the formation of Coldwell Banker Commercial North County, it underscored not only his bent for entrepreneurship, but an adherence to what he says are central to success in commercial real estate.
    “Persistence and perseverance are keys to being a successful broker. In order to win over new business, particularly with larger companies, it usually requires a long-term relationship with decision makers,” says Centurioni.
    A senior associate with Glendale-based Coldwell Banker Commercial North County, Mike has apparently learned the lesson well. Åt 27, he was named the number two broker for the company in 2006.
    Commenting on the new company, Centurioni said: It’s a great company to work for and it’s exciting to build something from the ground up. At CBC, we’re really focused on providing the highest quality of service to businesses in the San Fernando Valley.”
    Centurioni entered commercial real estate in 2002 with Marcus & Millichap in La Jolla, the firm he interned with while attending the University of San Diego where he received a Bachelor of Science degree in Business Administration. At M&M he gained diverse experience, specifically focusing on medical properties. Centurioni subsequently joined CB Richard Ellis in Glendale where he served from 2003 to 2006, having become an AIR member in the interim.
    Among his clients are Western Studio Services, The Charles Company, DirecTV, Systechs, Regency Centers, The Documentary Channel and Burbank Sportscards. He recently closed a $2.5 million dollar escrow on 11695 Sheldon St. in Sun Valley where he represented the buyer. He also just completed a 23,000 sublease between VBS Inc and Digital International Corp. at 6905 Tujunga Avenue in North Hollywood.
    A native of Pasadena, providing him with intimate familiarity with the surrounding markets, bachelor Centurioni currently resides in Hollywood. In his leisure time he enjoys surfing. “Nothing beats paddling out in Malibu on my long board on a warm summer day,” he says.

    e-MULTIPLE - How can I save a report and email it to a client?
    Once you have selected Create Report, on the next screen you have the option to left click or right click on the pdf report output. If you right click, one of the options you have is Save Target As; select the option and a Save Dialog Box will appear asking you to save the file on your hard drive. Once you have the file saved you can attach the file to your email.
